In 11 states, the typical renter 65 or older now spends more than 30 percent of household income on rent. In the hardest-hit markets, some retirees are left with roughly $210 a month for food, medicine, transportation, utilities, and everything else - about $7 a day.
That is not a temporary squeeze. A FinanceBuzz analysis found that the income older renters retain after housing has fallen about 60 percent since 2001, turning rent into one of the biggest threats to financial independence in retirement.
The States Where Rent Takes the Biggest Bite
The Harvard Joint Center for Housing Studies “America’s Rental Housing 2026” report documented the longer arc of the problem. Since 2001, renter incomes rose 9 percent in real terms. Rents rose 30 percent. Florida now sits at 36.2 percent - the worst in the country. California is at 35.2 percent. Washington D.C. at 32.8 percent. Wyoming, South Dakota, and North Dakota are among the states where retirement income still covers housing within the recommended threshold.

Seven dollars a day for food, prescription copays, transportation, and utilities is the arithmetic of $210 a month after rent. The JCHS report noted that recent cuts to SNAP and Medicaid are compressing this margin further for the households that relied on both programs.
Why Older Renters Have Less Room to Recover
The FinanceBuzz state-level analysis drew on federal income and rental data for Americans 65 and older. The Harvard JCHS figures come from its March 2026 report, with the 60 percent residual income decline and $210 figure specific to lower-income renter households. Senior housing occupancy has climbed above 88 percent nationally per NIC MAP data - driven partly by retirees priced out of homeownership competing for rental units alongside younger renters.
