Stevie Wonder is asking a Los Angeles court to evict a woman who has lived rent-free in one of his homes since 1988. The Grammy-winning singer says the arrangement broke down when she refused to allow an insurance inspection, prompting his lawyers to demand that she leave.

The woman, Carmen Efferson, has been described in published reports as Wonder’s former fiancee. A nearly four-decade verbal agreement is now at the center of a dispute over access to the property and its insurance coverage.

The Rent-Free Agreement Began in 1988

According to a complaint filed October 22 in Los Angeles County Superior Court, Efferson began occupying the property in July 1988 under an oral agreement with Wonder. She paid no monthly rent, and the arrangement was not documented in a written lease, according to published accounts of the filing.

The Los Angeles Times identified the property as a home in Studio City. The singer’s representative did not clarify the nature of his past relationship with Efferson when contacted by the newspaper.

An Insurance Inspection Sparked the Dispute

The disagreement began in July 2026, when Wonder’s representatives tried to arrange an inspection for insurance purposes. According to emails included with the complaint and reviewed by People, an attorney notified Efferson on July 23 that an inspector would visit on July 30.

Efferson objected. In correspondence described by the outlets, she said she was “feeling harassed” and did “not consent” to the proposed entry. She also warned that she would contact law enforcement if anyone entered without her permission.

Wonder’s attorneys contend that denying access interfered with efforts to maintain insurance on the property. They warned in subsequent correspondence that the inability to complete the inspection exposed the owner to financial risk.

Two Notices to Leave Followed

On July 28, Wonder’s attorneys issued a 30-day notice ending the arrangement, according to the complaint. The notice directed Efferson to leave by August 27. She remained in the home, the lawsuit alleges.

His legal team then issued a three-day notice on October 6. The lawyers argued that Efferson had violated the oral agreement by refusing access for the inspection. The filing also alleges that the property’s insurance policy had been canceled.

Efferson’s correspondence presents her side of the conflict: she challenged the requests to enter and objected to how Wonder’s representatives approached her. The complaint describes further attempts to arrange access that did not succeed.

What Wonder Is Asking the Court to Do

Wonder is seeking possession of the home and termination of the oral agreement that allowed Efferson to live there. His attorneys also request legal fees and up to $600 in statutory damages, according to the Los Angeles Times.

People reported that representatives for Wonder and Efferson did not immediately respond to requests for comment. The Los Angeles Times likewise reported that it was unable to obtain Efferson’s response.

Efferson has occupied the residence since 1988. Whether the notices and inspection dispute justify ending that arrangement is now before the court.
